Inspections When Moving Out
We had our pre-inspection yesterday afternoon. It literally lasted a total of 2 minutes. She had no comments other than we don't have to get the carpet shampooed because they planned to replace it since it's old, and we won't be charged for it. Is the actual inspection this easy?! We have that on the 30th and I was kind of nervous about it. Any advice?

It depends upon the inspector you get, but is sounds like they have work planned for the unit, and it should be pretty simple. I've had "blood hounds" that made me crazy, and then the last one, in San Diego, that was really only looking for broken windows or holes in the wall, lol. That one lasted about 5 minutes and we were outta there. Good luck and it sounds like you'll pass with little worries!

It depends on the person inspecting the property.
In Germany when we were leaving, I clean like crazy but was later told that apparently the appartment was going to have a makeover anyways so I didn't have to clean. The place was cleaner then when we move into the place the first time.

I think it depends on where you are at.
We had one in Hawaii where they didn't even do ANYTHING when they came in for preinspection but to say "just sweep the floor and mow the grass". Our last one we paid to move out so we didn't have to do anything.......that was nice. The list for cleaning to move out was extensive and honestly who has the time to do that when you are so busy?

When we moved out of housing it wouldn't have been so bad if the house wasn't so big! My best friend and my hubby and I cleaned for what seemed like forever. The inspector that came ran her fingers through all the blinds (we had 16 windows!) lol and she made us re-clean a few of them on the spot. Other than that she just checked in the drawers, cabinets, oven, fridge and that kind of stuff. Her biggest concern was the blinds!

Depends on the inspector. I know they look really hard in the kitchen and the bathrooms. If you have carpeting, sometimes they black light it to see for stains.
It isn't suppose to be white glove; but sometimes, it seems like it.

It all depends. My first landlord was that easy. I just walked around, showed her everything, and she said "It's great!"
My last landlord was a nut. She looked over the entire house, examined every square inch, TWICE. She was begging to find something, but I made sure to leave nothing behind she could ding me for. |

Our first move-out, the pre-inspection was easy, and then they didn't send the same inspector for the actual move-out, so things were dicey. But, we ended up not having to pay for things the second inspector said we had to, since the first one said we didn't.
This most recent move-out was a breeze. We paid to have the place cleaned and it took all of 5 minutes for DH to sign the paper saying we were released from our lease. |
