stuck?!
so DH plans on re-enlisting during his deployment and we have a few options to PCS, however, we had our house built 2 years ago here at bragg and a real estate agent told us we wouldn't be able to get what we owe bc of the economy and it's hard to sell a "used" house in a new construction neighborhood...which i understand. we REALLY REALLY want to leave ft bragg but i'm afraid our only other option is to rent out our house unless we PCS somewhere near my parents and then live with them until we get the house sold (which is a VERY LAST case option) bc the Army is only going to give BAH for one house lol and i'm kind of irritated bc when we moved here i told DH i wanted to rent or live on post bc when it would be time to leave we would have to deal with this same issue so when we do finally get out i don't think buying is the best idea (even though it's nice to own your own home) so we can take advantage of traveling and living in different areas. ok so ANYWAY sorry for the rambling, my question...has anyone ever rented their house out bc they had to leave before they got it sold or have any other ideas?? it's so bittersweet bc we NEVER thought we would be able to get out of here bc ft bragg is like the black hole of death lol and now here is the chance and we are stuck

Talk to more realtors. I talked to 4, 3 of which told me I wouldn't be able to break even. We went with the 4th one, who we used to buy our house as well. we sold $11,000 more then the other 3 said. we had enough to cover closing and realtor fees. Our house was on the market for 2 weeks before it sold in June. Good luck!

You are very welcome
I was no nervous selling our house. I just knew it wasn't going to sell and I was going to have to stay back here when Dh PCS'ed. He has already been gone for 15 months. I didn't want it to be even longer because of the house. Good luck and keep us posted!

Look into the somewhat recent military directive about the military making up the lost revenue for owning homes. That is, if you own a home during a certain time period and move due to PCS, the military will make up part of what you lost if you sell for less.

hmm i didn't even know they had a program like this. i wonder where i would get some info on it.. on post maybe??

If all else fails there is always a property management company. The house we are living in for the time being belongs to a military family that is in CA. They called up the prop. mgmt from out there and had it set up. They found tenants, rent is paid to them, then its put in an escrow account where the mortgage is paid, they take out their fee (its actually pretty small) and the rest goes to the owner.
The family who owns this house has been out of state for over 10 years, but the property mgmt takes care of all repairs, the yard..everything. If the house can't be sold, it really is a good option. |
