    I went house hunting again this weekend, and I fell in love with the first house I saw. But I refused to make an offer without seeing more, so after seeing about 20 more houses over the entire weekend, I went back to the first one and loved it even more!

    It's about $15k more than I wanted to spend, but we're offerring $7k less than the sales price, so if it works out, I'll only be about $8k over budget. Not bad, and still well under our approval amount for the mortgage.

    It's kind of far for dh to drive compared to other areas, but it's really close to the beach and a lot of the *fun* things we like to do. So it's like the polar opposite of this house in Georgia. And of course, dh approved that before we moved forward with the offer.

    Right now, the back yard looks out on this gorgeous canal, but there is a small piece of property separating the yard from the water, so it's not considered waterfront property. The neighbor owns that little slice though (it's a culdesac, so the property lines are all haphazard angles, making it confusing), and is willing to sell it for $20k, price negotiable. That is one reason why we are hoping to get in under the asking price of the house, so we can reasonably afford to purchase that piece of property. Similar houses that are truly on the canal go for $30k more than this one, so if we could do that, at our offer price, we would have an instant $17k in equity. Of course, that is a rough estimate that might change once the appraisal comes in!

    The canal dumps into Back Bay, and you can have boats up to 20' tall (because of a bridge), inboard or outboard motors, jetskis, etc. Dh is VERY VERY excited about the prospect of all the fun we can have on the water if all this works out.

    The house itself is small, but it's just me and dh and two dogs. The only things I could afford that were bigger and still in decent shape were townhouses. And I woudn't mind a townhouse, but I think that single family homes are easier to resell.
