Who appoints the appraiser and the inspector when using VA? I just want to make sure I'm prepared just incase they take our offer....and how much will it cost us? TIA

Can I get anyone thats certified or do they have to be approved by the VA? Sorry so many? its our first house lol....1 more ? lol how long did it take to receive the VA certificate?

Usually they have people that they will recommend. Talk to your realtor or the person who is handling your loan. They can help you.

the VA will send out thier own inspector or you will need to have a VA certified inspector- it cannot be just anyone with a license.

the VA cert took 2 weeks to get after we applied.

and both inspections will be on you financially - but generally the VA sent one is included the in closing ( can't really remember now)

We paid for a private inspector to come through the house, we found him, and hired him. We did the same for a pest inspector.

The VA sent their own VA licensed appraiser for the appraisal. They don't send an inspector, just an appraiser, the appraiser will let the VA know if anything is flagged and needs to be fixed for safety reasons.

We had the option to do an inspection. The appraiser was sent by the VA and was included in our closing costs.
