I keep thinking, wouldn't renting while dh is enlisted better then buying a home while enlisted, since duty stations can change (and mostly do) and then this newly bought house wouldn't even be housing us anymore?
What did most of you guys do in this situation? wait until he was out or bought while in, and why did you chose the choice you did? I have also been thinking, that if we bought while dh is enlisted and then rent it out til the morgage is paid off and then just continued renting it out for the extra money plus it could be my little side hobby ( love managing my own business sort of speak ) for my stay at home mommy self...Has anyone done this idea before and if so whats the perks and pitholes?? what kinds of good loans are there for military families when deciding to buy a home? ADVICE, ADVICE LOL ![]()

Unfortunately only you can really make the decision if it is better for you to buy or rent. A lot of it will depend on how long you know you are going ot be in the area. I can tell you that for me personally we bought when we first moved here and we also bought at our last duty station. DH cannot live anywhere that doesn't have a garage and is not really into renting any more. So for us buying a house was the only way to go. When we first moved here we knew that we would be here for approximately 5 years since that was how long of a sea tour he had. We have been in our current home for almost 4 years and now we are making plans to stay here until he retires. If you are able to do sea and shore duty in the same location, then buying might be the better way to go for you. You get the tax benefit from it as well.

We have purchased a house in South Carolina, sold that house, and ten purhcased another house in Virginia. We have had a VA loan, interest only loan, refinanced a house, and had a fixed rate loan. So I will be more than happy to help you out in any way that I can.

thanks a bunch. New to the whole "switching the job the navy gave us to something we want" speal lol. HIs duty station (first) is VA, and thats for two years. But we hate ie there so much that were wanting to put in a switch after he serves 12 months there. (that all really depends if we feel like were able to do that at his 12 month mark, baby, dog, cat, and all) I have been looking into that VA loan quite a bit, seems decent, although our first route would be fixing up Dh's credit....gah, horrible, horrible. I have been managing my own credit line with just my name on it in hopes I can raise and set my in good terms so if anything was needed they could look under just my credit (not likly to work in alot of cases since we are married, but its a start)Thank-you for your advice though, I'm not wanting to buy forsay any time realy soon. Planning on base housing it for the time at dh's duty station and then take it from there since we have now planned to be a military family until dh's retires !

I am going through somewhat of the same thing. I had a fixed rate mortgage on a townhome before DH and I got married. We have lived in it for a little while but with a baby coming, we are trying to move on base and I will rent my townhouse. I think my townhouse is a good investment though and couldn't get a good profit for it in this housing market right now.
I am looking at property management companies to handle the specifics of the rent and upkeep but I am sure there are some good sources out there to help weigh your options.
