Ditto. It meant more to us to have a lower payment... it's not a huge difference over the long run, but that $30 or $40 difference in our monthly payment keeps us in our comfort range.

It is a 30 year fixed at 5.75. We have our property taxes and insurance added in each month, too. We bought in August 2005.

6% fixed VA in 2003, we did not buy down points,etc. Ours is thru USAA. (if anyone wants to make a payment for me, LOL)

We bought ours down to 6% *the seller paid for it!
* it came out to like $1,000. Our apartment lease was month to month but they required a 60 day notice, which makes no sense. We had to wait that long to close. We closed at the end of July.
